Paver Walkways & Patios

A patio is only as good as what is underneath it. Almost every failure we get called out to fix — sinking corners, heaved joints, a surface that holds puddles — is a base problem, not a paver problem. So that is where the work goes.

WHAT THE JOB INCLUDES

Layout staked on site and the fall set before anything is dug
Utility mark-out arranged through NJ811 — free, and we make the call
Excavation to full depth, spoil loaded and trucked off on our own trucks
Geotextile fabric over the subgrade so base stone and soil never mix
Six to eight inches of compacted quarry process, placed in lifts
A screeded one-inch bedding layer — not a thick sand cushion
Field laid, borders saw-cut on site, edge restraint spiked down
Polymeric sand swept in, compacted and set
Steps, seat walls, fire pits and lighting where the plan calls for them

HOW WE BUILD IT

Walk the property with you, stake the shape, and set the pitch away from the house.
Mark-out goes in. Nothing gets dug until the lines are clear.
Base stone down in lifts, each one compacted before the next goes on. Nobody ever sees this part and it is the only part that decides whether the patio lasts.
Bedding screeded flat, field laid, borders cut clean on site.
Edge restraint, polymeric sand, final compaction, wash down and clean up.

WORTH KNOWING

Pitch matters more than pattern. We build in roughly an eighth to a quarter inch of fall per foot running away from the house. You will never notice it is there. You would notice it missing the first hard rain.

New Jersey freezes and thaws all winter, and that movement is what lifts a badly based patio. Base depth and honest compaction are the whole defence.

Hydroseeding & Lawns

Hydroseeding establishes a lawn faster and for less than sod, and on a slope it holds where dry seed simply washes off. The slurry — seed, mulch, tackifier and starter fertiliser — goes down wet and stays where it lands.

WHAT THE JOB INCLUDES

Existing ground graded, raked and stone-picked to a firm seedbed
Screened topsoil brought in where there is not enough to work with
Seed mix matched to the site — sun, shade, traffic, drainage
Starter fertiliser and tackifier mixed into the slurry
Heavier mulch rate and erosion control on banks and slopes
A written watering schedule, and we come back and look at it
Repairs to lawns torn up by construction, equipment or drainage work

HOW IT RUNS

Grade first. Water problems are grade problems and no seed mix fixes them.
Topsoil and rake until the bed is clean, level and firm underfoot.
Spray the slurry. The dye shows exactly what has been covered, which is half the reason the method works so well.
Water on schedule. Rye germinates in seven to fourteen days, fescue closer to fourteen to twenty-one.
First cut at about three inches once it is up, on sharp blades.

WORTH KNOWING

The best window in Morris County is late August through mid-October, then spring after that. Late-summer seeding beats spring seeding most years — the soil is already warm and weed pressure is falling instead of climbing.

The first two to three weeks are the entire job. Keep it damp. A new lawn that dries out once on day five is a lawn you end up paying for twice.

Lots nobody has touched in years, fence lines swallowed by brush, a back acre you cannot walk through. We cut it back to ground you can actually use, and because the trucking is ours it leaves when we do.

Brush, saplings, vines and undergrowth cut and cleared
Selective clearing — the trees worth keeping stay standing
Stumps ground below grade, or dug out where something is going in after
Material chipped on site or trucked out, whichever you prefer
Rough grade afterwards so the ground drains and can be mowed
Fence lines, drainage easements and rear lots reopened
Storm damage and downed timber cleared

HOW IT RUNS

Walk the property and mark what stays. Once it is down it is down.
Cut and pile, working toward where the trucks can actually reach.
Stumps ground or pulled, depending on what is going in afterwards.
Debris chipped or loaded out the same day.
Rough grade and clean the line so it reads as finished, not abandoned.

WORTH KNOWING

Hauling is not a subcontractor for us, it is the other half of the company. That is the difference between a clear lot and a brush pile sitting in your yard for three weeks waiting on somebody else's schedule.

Some Morris County towns require a permit to remove trees over a certain diameter, and wetland buffers carry their own rules. We will tell you before we start rather than after.

Site prep and earthwork with our own machines and our own operators. Most of what we get called for is the same thing wearing different clothes: water going somewhere it should not.

Site prep and rough grading for patios, additions, sheds and driveways
Cut and fill, with material reused on site wherever it can be
French drains, dry wells, swales and buried downspout lines
Regrading to pull water away from foundations and standing low spots
Footing and pad excavation
Backfill placed and compacted in lifts, not pushed back in loose
Driveway sub-base and stone
Spoil loaded and hauled off on our own trucks

HOW IT RUNS

Look at where the water actually goes during a storm, not where a plan says it should go.
NJ811 mark-out before a bucket moves.
Cut to grade, and haul or redistribute the spoil.
Drainage installed and either daylighted or tied in properly — a pipe that ends nowhere is just a buried problem.
Backfill, compact, finish grade, then seed or stone.

WORTH KNOWING

Grade first, pipe second. Drainage is there to handle the water that grade cannot move — it is not a substitute for a slope that was never built in.

Planting & Beds

Beds cut, edged and planted with material that survives a Morris County winter and a deer population that treats most new landscaping as a menu.

Bed lines laid out on site, spade-cut or held with steel or paver edging
Soil turned and amended before anything goes in the ground
Plants chosen for the actual spot — sun, drainage, road salt, deer pressure
Deer-resistant selections where the pressure is heavy
Trees and shrubs set at the correct depth, staked only where they need it
Two to three inches of mulch, kept back off the trunks
Foundation plantings, privacy screening and seasonal colour
Existing overgrown beds cut back, thinned and reset

HOW IT RUNS

Lay the bed lines out with a hose and look at them from the road before a single cut is made.
Cut the edge, strip the sod, turn and amend the soil.
Set everything out still in its pots, adjust, then plant.
Water in, mulch, and clean the edge.
First-season pruning, and a cut-back the following spring.

WORTH KNOWING

Spring and fall are the planting windows. Mid-summer planting can be done, but it doubles both the watering and the risk, and we will say so before you spend on it.

Mulch piled up against a trunk kills a tree slowly. We keep it pulled back. It costs nothing to do properly and it is the single most common thing we undo on somebody else's work.

Two visits a year decide what a property looks like for the other fifty weeks. Residential and commercial, on a set schedule, with everything hauled out on our own trucks rather than bagged at the curb waiting on the town.

WORTH KNOWING

One pass in late November is a lot of money for a poor result. Leaves come down over about six weeks in Morris County and we work with that, not against it.

Wet leaf pack left sitting on a lawn all winter is how you get bare patches in April. Getting it off is the cheapest lawn repair there is.

Commercial sites go on a set schedule, so it happens without anybody having to make a phone call.
